Qualification Requirements


Who Needs an application?

All applicants and prospective occupants 18 years of age and older need to complete an application. Valid government-issued photo identification is required for all applicants. Applicants may be required to provide additional government-issued identification should a fraud alert or credit bureau warning message be returned during the credit screening process. Examples of government-issued photo identification are a state-issued driver’s license or ID card, passport or passport card. Application fee is $40 per adult applicant. Subject to change.

Income Requirements

Applicants must have an acceptable income with a total household gross monthly income that is equal to or greater than 2.5x the monthly rent. All prospective residents must provide acceptable proof of income documentation supporting their stated income amount from their rental application within 72 hours from the time it is requested by one of our Pinecreek Apartments team members. Examples of qualifying proof of income documentation include, but are not limited to: If employed, last 3 months bank statements in addition to pay stubs for last 30 days. If self-employed, last 3 months bank statements in addition to tax return (must be within last 12 months)

Credit History Requirements

Applicants must have a credit score of 620+ and acceptable credit history. Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score. Third-party consumer credit reporting agencies are used to verify applicants’ identity, credit, and criminal history.

Rental History Requirements

Applicants must have verifiable rental history. Negative previous rental history, including but not limited to: repeat lease violations, payment history, or an unpaid balance, may be denied.

Criminal Background

All applicants and prospective occupants 18 years of age and older must submit an application for a criminal background check to verify criminal history. The application or initial occupancy of any person may be denied at any time based on a history of particular criminal convictions or deferred adjudication as established by the community’s policy. It is Pinecreek Apartments policy to consider felony convictions or deferred adjudication within the seven years preceding application, and certain misdemeanor convictions or deferred adjudication for offenses involving actual or potential physical harm to person(s) or property; sex or morals related offenses; offenses involving manufacture, sale or delivery of any controlled substance, drug paraphernalia, or weapons; or fraud or financial offenses, within the three years preceding application. Convictions for sex-related offenses may be subject to consideration beyond these time limits.

Are cosigner/guarantors allowed?

No. We do not accept cosigners or guarantors.

How many people are allowed to reside in each apartment?

For our one-bedrooms we allow no more than 3 people per apartment. For our two bedrooms we allow no more than 5 people per apartment.
